"Austin market strong as coastal punters seek a new bubblezone. wait till they get their property tax bill, LOL! it is hard to make good CF on rentals in this high-sales-price/low-rent-price market given TX property taxes."

I looked into the Austin market in 2002, not only did they have very high property taxes their insurance rates where also much higher compared to the rather expensive California market (I was told it had to do with "Black Mold"), also outside of the core of Austin there seems to be little impediment or restrictions to building.
