I'm just telling you what the data says. It disagrees with what your impression is because the US is a big place and has a lot of variation away from what you see around you. You live in a place where housing appreciation and serial buying is considered the norm. It is a mistake to think that everyone or even the majority of households conduct their affairs this way.

I bought my house in 1994 with a 20 year we swapped out for a 15 and the majority of the homes around me were purchased long BEFORE I moved here, long since paid off. The turnover since I've moved here has been around 5% of the existing with approximately 100 new houses built within my zip code.
