Don't know about other states but in Hawaii the lease is not necessarily voided during foreclosure. Up to the judge. Most bidders at auction don't know that. Imagine buying a home only to find out the tenant or, worse yet, previous owner, doesn't want to move out....It could be easily 6-9 months before you would gain occupancy to your 'new' home. All the while a good chance you are running a big negative.
