John: If you did a lot of the work yourself, I can believe it. I have tracked my personal home building over the past 15+ years (5 houses) and it ends up being ~ 50% materials, ~ 50%labor. Land costs are all over the map so I have excluded them. I have concluded it is a nice way to build capital since the profits are tax free and typically end up with about 20+% "instant equity" over comparables within the same subdivision.
