Yes, and I say that is a weak position to be in. Even good
deposits can sit waiting for many years as we have seen for
the past 6 yrs. And the premiums have been 25% avg thus far
when they finally get bought out.

That paid off when buying at 'Russ' prices and selling after
a good run. But often has not been paying off since.
