If you build residental tracts, the retailers will come Usually its the traffic that brings the retailers. Most large food franchises for example have curbside traffic quotas for a site before they'll authorize granting the franchise. Anybody that is going to open up a retail business is going to do a traffic analysis before leasing a site. Traffic drives business, and business drives more traffic. Its a feedback. Derek
