I won't argue that the local build up of housing won't be the key determinant. 5-6 years ago I was the lone person to point out how the main drag, Rt 896, was going to turn into a two lane super highway due to the subdivisions being built. Some said we should be happy to drive ten miles to go shopping cause they didn't want any commercial at all. It's sunk in that 10 miles to go shopping will mean that you'll spend hours trapped on a twisty country road packed with fellow drivers. I prefer local stores for local people in a boutique shop setting. Big Box is ugly. I would rather have the ambience and cache of a walkable village setting.
