A lot of people seem to think the next cycle will start as soon as the fed stops raising rates, and the speculators will jump right back into the market. Not sure why they think that since history has demonstrated repeatedly that it doesn't. The smart money knows to stay out of RE for at least the next year. Maybe the not so smart money is itching to get back in and be lost?
