Materials up - don't forget incentives to sell - free marble countertops. Labor flat to up. Land prices up...well they may be dropping soon enough. Interim borrowing costs up. Prices flat to declining. In which way are margins headed??? What is going to turn this locomotive around?? Its been crashing for a year.
