Yes, I can see a problem there, especially when working with sellers to help them price their properties appropriately, but I can't see generalizing about the market nationally or focusing on Michigan, using one's own perceptions on a month-to-month basis, either.

Try using your own instincts or non-published source of data without extremely precise LOCAL AND UP-TO-DATE data to convince a seller he has to reduce his price to keep pace with the market. It won't work. You need the data. I don't think the poster I was responding to has that data--and all I said was that Michigan probably shouldn't be written off as a permanent lost cause.
