I'm ready, willing and able and also patient but don't see it any time soon. Downturn just starting, values still way too high, foreclosure filings just starting to rise,recession on the horizon and still a ton of vultures in the game looking to pounce on any perceived distressed situation. A few now grasp the magnitude of what is unfolding whereas none did earlier this year.
