This "Race for the Exit Door" chart from the Wall Street Journal is worth re-posting, and tells it all. Sales slow as prices rise, and continue to slow as they fall. Once prices fall beyond a certain point, the number of homes for sale will decrease dramatically. Then the foreclosures hit the market, and the number of homes for sale rise again. .
