Agree with much of what you say. Plus many sunbelt destinations are changing way too fast and not for the better. Anyone from Milwaukee going down to Miami is in for the culture shock of a lifetime. Oddly I find most folks who move to a popular sunbelt destination from the north end up spending very little time at the beach or outdoors anyway.
