thanks, I didn't think we were there yet (desperate time for sellers) in CA yet. But after I read your post I looked on mlslistings and I see a few "bring all offers" in places like Rose Garden San jose. Still think we are early on and waiting means more price declines.

However, you are acting on something I have thought for some time- the INITIAL phases of a RE price rout are where the sellers get desperate and deal. Once the declines have happened, the desperation sort of stops.
