Doc;
But so far prices don't seem to have fallen hard, mortgage

True, but don't you think there is a natural progression and that prices will indeed fall......... First the housing industry overbuilds, then to move houses their banks offer ridiculous loans to people who have no business getting a loan, then as the market gets saturated prices levels off (this is where we are right now) and then people try all kinds of incentives to sell at prices that are not supported by buyers, and then panic buyers realizing the pickle they are in sell for whatever they can get.

In Washington State housing is yet screaming. But there are signs. I just think we way overbuilt.
