Whether you get the time of collapse from a seismographic chart or a video of the collapse, doesn't matter, the answer is still the same. The buildings both collapsed very rapidly. In about 10 seconds. That is the same amount of time it would take for a billiard ball to hit the street if it was dropped off the top of the WTC.

As for debris falling ahead of the building, what you are seeing is pieces of the building that left the side of the damaged building and began their own decent to the ground. They fell just as expected, under the influence of gravity ahead of the rest of the building which did not begin to fall until shortly after. In other words, some bits had a head start.
