Only in areas that are way overbuilt or had too many speculators in the game. In built out single family markets with end users living there it is not that horrible. Price it right and market it properly it will sell with patience just like the normal days prebubble when real estate was not expected to go up and it was expected to take 6-12 monhts to sell your property..
