Please don't take this the wrong way, but if you didn't already figure out the answer I would give you from reading any of my recent posts on the very issues you have raised, then I would strongly suggest you go to Amazon or your local bookstore and pick up just about any one of about a thousand books available on buying/holding/owning/investing in real estate.

People who haven't lived it might have to read about it from some other source to actually begin to believe in it--or at least understand a perspective different from theirs. Books are good places to get information, sometimes. I highly recommend them.
