I think he's grossly underestimating the speculator percentage in hot markets. The NAD said in '04 it was 24% investment and 10% vacation/3rd homes. And that was a *national* average. Perhaps the number of actual speculators was 10-15%, but the number of sales they accounted for in the hottest markets would be more likely to be 35-50%.
