QUALCOMM's real estate: < Sorrento Mesa, which is sometimes called Qualcomm Mesa because of the wireless giant's dominance of local office space, saw the vacancy rate rise to 26 percent this quarter.

Brokers say the increase was due to Qualcomm consolidating its operations in two new, company-owned towers built last year. The company has stopped leasing space for the immediate future, brokers say.

Without the demand from Qualcomm, Sorrento Mesa landlords saw demand for a newly constructed building and some sublease buildings dry up. As a result, some have started lowering their asking rents, Fleck said.

“There was a time when every landlord with vacancy in Sorrento Mesa felt that Qualcomm was going to lease their building,” he said.

“Now I think reality is starting to hit.”
