that just about explains everything that is disconnected between what you think you know about HK and the realty on the ground.

Not so. I went to HK 2 years ago, and stayed there for 2 months. True, there're lots of changes in public facilities, but also there're demographic changes in the society. You don't even notice that ? The growing number of the 3rd world low-skilled immigrants can eat you alive. That's the change I begin to worry. I didn't feel it this way in the 80's.

You better understand why there's a conflict in the mideast. People migrate into a society & soon swell the population to gather political force. It is a phucking ticking time bomb for HK. Not long ago in Tai Po, there was a bunch of original dwellers who have complained about some of the 3rd world expanionalism.
Thai, Philopines, Indonesians have all experience the situation. In the 70-80's, HK didn't even have too many 3rd world immigrants, except the Vietnamese refugees.

the premise is that real estate valuation rises, and the territory is hardly expanding in size.

along with the hype of "HK is easy to make money"
that's why all the 3rd world "low-skilled" immigrants, including the chicks & ducks, flock into this tiny place.

Go to Kowloon City, it has become a duck city.
