There will always be dumb folks who dive in over their heads in a burst of exuberance. Smarter people bide their time, kick the tires, weigh their options.......There have always been dumb people who lose money on real estate, alleged bubbles notwithstanding.

Demographics in this country argue for continued housing demand--from both the smart and the dumb. My opinion, only.
