thanks m - have been in PAL since you first liked it couple mos ago and am pleased with the overall. agree there's more "up" in it likely.

2 and 1/2 yrs in your remodel - that's some serious work. bet you will be glad to see it done. imo, it's good to be making what you have nicer rather than playing the real estate game at this time-

if you've some "play $" (which does not in fact exist<g) you might look at TRMS as well as OPTN and RSCR
