Try to predict housing price trends without knowing anything about the demographic trends of potential buyers and sellers and their preferences. I am in Tampa today -- it does not take a brain surgeon to know why people move further south when they get older and have more free time -- but it isn't money supply. By the way, if you look at the average cost per square foot for a house in the US it is hard to see wat all the excitement is about over housing prices. When you look at the price of a house in parts of California it is quite another matter -- if it was only a matter of money supply all markets would be like California. They are not. It is about social scarcity. It is about crime. It is about schools. It is about careers. It is about weather. It is about culture. It is about immigration.
