Yes, you are right........its not until the 16th year where the monthly mortgage payment is all principal.

Now your going to far in the other direction.

Even after year 16 (on a 30 year mortgage) your still paying interest. Its just at the point the portion of your payment that is principle often exceeds the portion that is interest.

Having said that, my point still stands.......we pay a lot of interest for the privilege of having a mortgage.

That fact is certainly true, but I'm not sure what point you are trying to make based on it. It doesn't support your earlier claim that "debt is always a negative".

Well in one simplistic sense debt is always a negative. If you could have less debt and nothing else changes things would be better for you. If you have more debt and nothing else changes things are worse.

But taking on debt can be a good idea, even a very good one in certain circumstances.
