Bet that price comes down pretty quick. Has Mrs. Ork seen any uptick in buyer activity? There has been a very noticeable increase in For Sale signs (and For Rent signs (and For Lease signs)) since the first of the year, but haven't seen a sold sign so far. One would think recent residential buildings would be designed/built better than older ones but it just isn't so. The condos near me (built 2005) that are almost all investor owned have ice dams out the wazoo on their roofs, and numerous 3'+ icicles hanging off the gutters. If they skimped on the ice/water shield on the roof, or did the drip edge wrong (or omitted the drip edge!) then those "luxury" condos are going to fall apart fast. I noticed they didn't do the gutter work quite right either.
