Has Mrs. Ork seen any uptick in buyer activity?

Nothing to speak of.

When we were talking about the Green Lake house this morning she said that she can't believe how foolish the banks were (although she acknowledged that many of the loans were sold and on those the banks didn't care) and she thinks things are going to get much worse because of it.

I will say that there is a dearth of lake front property for sale. There have been very few lake houses placed on the market since last fall. Obviously, lake houses sell better in the summer so most don't come on the market until March, but if someone were desperate, their house would be for sale now.

My next door neighbor's condo just sold. There are 120 units here and I think 14 are for sale. Only two or three sold in 2006. Hers first listed over a year ago for $259k, which at the time I thought was overpriced by $40k. It sold for $199k and I think she's lucky. By the end of the summer they'll probably be going for $15-$20k less.
