Hello Pezz, Today's Report:

I followed up on this Message 23266465 initiative, spoke to all members of the coalition of the more than willing and made arrangements to (i) register a special purpose company that means 'gold fortress', (ii) walked about the neighborhood (saw that not only are interesting gay hangouts being established, which is always a good sign the the environ is being gentrified, but also a pizza hut is open for business around the corner, indicating the young and hip are aware), and (iii) gave instructions to real estate agent on closing price negotiations / hagglings.

We hope to put down deposit before the end of the week and then close on the deal within the 30 days during which structural inspections and title search will be done.

Interesting discovery, that Hong Kong real estate is generally a 99 year leasehold, thus ordinarily requiring determination of leasehold renewal date (when the officialdom would charge a wallop) to see how long the clock will tick, but in the case of the 'gold fortress', the land use right is for 999 years from the date we buy, unless we choose to redevelop the land.

The plan is to close acquisition and wait to rough up the tenants when some of the apartment's lease terminates this September ... an operation not dissimilar to what was once done to the owners of the seafood restaurants not so long ago.

Hong Kong is not a place that tolerates communist/socialist ways, unlike California and New York ;0)
