let's see.. at least I finally understand HOW LARGE the directly affected populace is and the number is under 5%. There are always indirect effect of any slump as well, no question. Total "installed base" of homes is NOT irrelevant, if you want to calculate any type of foreclosure fallouts.

The years before 2004 are not that important to me, as Fedman just stipulated that credit standards were loosened recently. It's funny that you prefer anectodal "evidence" over statistics.
