' I'm an optimist surrounded by a bunch of manic depressives.'

But you were the manic depressive earlier this decade and were talked out of buying a house at perhaps half what it would be worth today by a bunch of permabears on the housing board. I don't think things in general are much better or much worse today only a different set of winners and losers..As I explained to you before many of us barely felt the 'horrible' recession of 2001-02. Today we have a false sense of prosperity due to asset inflation and long term rates being 200 basis points lower sure helps though.. Meanwhile the dollar has lost half its value so our assets still look cheap to anyone in Europe and the Far East...Not a savings grace for Joe6pack or a foundation on which to usher in a new age of prosperity....
