Depends where you live these days.. Only game in town in bubble markets is going to be quick flip with tons of equity going into the deal. You can chose between learning short sales, foreclosures before, at the courthouse steps and REO after the sale, tax sales, target specific properties with title or major rehab issues, directly marketing to distressed/motivated sellers via various methods. Key is finding motivated or forced sales and not much competition for that magical equity. If you live in a non bubble market you can do either flip or buy or hold for cash flow and build equity the slow old old fashioned way.. Learn, read, absorb and do it.. Spend a day and read a few books at the bookstore or order on line. Bronchick's 'Flipping Properties' is a good start as is Schumacher's 'Buy and Hold'. Takes time to find your niche..
