BTW, it is about 70% higher than appraisal, although a similar residence sold for 85% over appraisal several months back.

Appraisal, or tax assessment? Where I live, the tax assessors calculate the tax value using a "drive by" method. They count doors, windows, and estimated square footage - and that's it.
