It worked like this: Fire caused beams to buckle part way up the building; then the upper part of the building fell like a pile driver onto the lower part. From there it was a domino effect. Each floor that collapsed added to the weight falling onto the floors below.

In more technical terms, the building was built to support the static load of its own weight, but not the shock load of the top section falling on it.
