Why should the RE agent (or seller for that matter) be under a duty to tell the guy about something that affects a property he is not buying?

Dollars to doughnuts the purchase and sale agreement had an inspection addendum that allowed the guy to do whatever studies, including neighborhood studies, he wanted to satisfy himself.

Dollars to doughnuts he didn't do any studies or investigation.

Now he wants to blame someone else.
