re: What surprised me is that they are still building houses in FLA markets. That seems pretty stupid. Builders should hold off for a year and let in migration reduce some of the inventory. There are signs that the migration is going the other way. Huge property taxes increases, huge insurance rates increases, and the fear of hurricanes/GW are taking a toll. There will always be people to buy new construction in FL, but it comes at the cost of resale market. If I wanted to sell my house quickly, it would go for ~$80K less right now than 16 months ago.
