It's a story of the haves and have-nots in the Bay Area. High-end is white hot, middle (800+ in silly valley) is strong. Low end is dead. Median is climbing because the low end is so slow that only high-priced homes are moving. As Drgulch mentioned transaction volume is way down. Marin county punched in with a 1M+ median.
