<but no way do I feel obligated to intrude on a FSBO who doesn't want to pay me> and there you have it... assuming you knew about a fsbo that perhaps would meet the client's needs and did not at least make its presence known to the buyer, where is the fiduciary responsibility? probably in the wallet somewhere... very frustrating indeed.
