Dude you can call yourself whatever you want, but you are getting totally hosed by this fiduciary thing.

Realtors and brokers are salesmen, pure and simple. The guy I buy a car from (or sell a car to) is not a fiduciary, nor are you. When used car salesmen are deemed professionals with a fiduciary duty to their victims, then it might make sense, until then house salespersons are just getting hosed.

Their responsibility is to sell the house and earn a commission, nothing more. Pretending that more is owed is a fairy tale.

The title insurance agency has more of a fiduciary duty than the broker.
