I have just completed the closing of the HK real estate that is a small building in Central housing a restaurant, some working ladies who do ancient acts for paper money, and some other tenants I do not know yet, near the Gold & Silver Exchange - all the services one could possibly want going forward - a defensive play :0)
In HK, one woman brothels are legal, because we are #1 in freedom in the universe (or galaxy) and numero uno in NAV in the galaxy (or universe).
Rents up for renewal between now and November, and figuring 100% increase, thanks to money printing. Can do revenue share contract for ground floor retail/restaurant, but illegal to do so for the upstairs units.
Location, location, location ... some truth to that, broadly speaking, and on an operational level ;0)
In any case, intention is to kick out the ladies, because tenants have few rights, because we are not communist like where you are :0)
