But are Florida houses such a better inflation play than houses in faster growing Houston at only $40 psf? Yes over time the current horrible cash flow everywhere will reverse as no doubt rents will at least double in 5-7 years if the current course in DC and on Wall Street continues..

John: How many house in Texas have you bought? I know that you have been telling everyone on the board for years how fly over country and Texas in particular, were good deals, but have you bought any? I haven't and for reasons I expressed a year or so ago. Texas isn't Florida, there are so many differences, that one just can't compare $psf any more than you can California psf with Colorado.
I am not saying Florida is the best, I am saying your nuts buying rental RE in another State, so unless you move from Florida you have to consider this local market.
No one knows with certainty what will happen in future but to quote from bobcor
If it wasn't for the negative interest rates hosing anyone who has savings and the asset bubbles they've created, I WOULDN'T BE HERE, TRYING TO FIGURE OUT HOW TO SURVIVE A BUBBLE WITHOUT LOSING MY SAVINGS. This is all an utter waste of time, and possibly avoidable if we had counter-cyclical actions by our monetary authority instead of pro-cyclical. Or if we had no Fed at all.
and if the past is any guide we will get inflation big time which will make RE one of the best bets to hedge against inflation.
