You have been on the right track with properties.

I bought land on 'contract for deed' which allows walk away with
no further payments. But requires a strong seller who can perform.
Worked for me.

Most all the S.Fla banks went broke twice during my property days,
but did not affect me personally.

Agree real will still beat fiat, just have some reserves to make payments. At my age, no longer want the leverage that debt provides.

Have plenty leverage in Jr wild eyed TSX speckers.
