I just sold an almost identical property 1/2 block away for $275k with an allowance for closing costs. This guy wants an all cash deal. It must be a spec in serious trouble. Right after we closed on our house five comparable properties listed on the same street (which is very popular and only three blocks long) for 275k to 315k and they are just sitting. Those sellers must be loving this guy.

You can rent out these houses for $1600-2200 a month. Last night my husband said we sold just in time....I better not show him this listing since he's feeling flush with cash right now. I've forbidden him to buy any investment RE for the next two years since we took the gain and owe the tax.
