I would think a problem with SW Fla is that a good portion of the rental market is retirees living off not much more than a SS check. House prices would have to fall a lot more than they have to make it attractive to rent out houses at that level again.

why would this not be the case across the country in general?

i have read that 'wealthy boomers' were the demographic that would fuel the real estate market as they retire and buy second homes, rental houses for income, etc.....yet at the same time i read that the average boomer has something like less than $50k in retirement savings...

more and more it feels like this is the demographic that will fuel the mobile home industry <ng>
