I just did... I bought a duplex at an auction. Most of the properties at the auction were at or slightly below market value and all were sold as is with a substantial (3%) penalty if you pulled out of the deal, not worth it in my opinion in a downward trending market. As for my property I bought it for 170K below its sale price in July 2006 and 135k Below its sale price in January 2006. Even so I think I paid only 60k to 70K below market value. (For example 35 feet of copper pipe had been stolen while it had gone through foreclosure..)

The positive spin is that it is less than 3/4s of a mile from Pixar, 1 mile from Ikea and 1 mile from Norvartis.. the negative spin is.. its in the wrong direction. One of the artifacts of the break in during the foreclosure was a used condom wrapper and tampon. Apparently some local entrepreneurial lady had used the space for business.
