For the record I actually have a pretty high opinion of you. You bring very valuable insight and knowledge to the discussion. We often disagree but that's fine. It's almost always civil, isn't it? :)

I am one of those people who eventually want to buy. My issue is that last year was the absolute worst time, currently is an OK time, in a year or two should be a good time. There are lots of people buying now and that's fine because it's their money and they can do what they want with it. I want bargains, I have done my homework, and I KNOW with absolute certainty that they are coming. They just aren't here yet.
