hello shades, my japanese real estate is doing great - bought in via club at 7.5% gross cap rate, and after accounting for cheap yen financing, magically net distributable cap at 13% (of cost basis), and then, rewardingly, after taking measure of market value appreciation, cap rate on mark to market basis dropped to 2.5%

i expect equally rewarding foray into the usa market which i exited fully april 2006, when the time is ripe, post massive and punishing tora tora tora yen bombardment and real concerted capital withdraw
