The percentage of the DC real estate market represented by the dwellings where you can walk to Ballston-Rosslyn metro stations is low single digits at best. It is one of the unique demographics that may hold up better in a downturn since apart from new condos, most of the housing in that corridor is old junk.

Move out to driving distance from the rest of the Orange line stations and the market gets a LOT softer.
