Sadly I opted for an MBA in 2000. Being debt averse, I decided to take student loans and combine that with money made from investing in the stock market in the 90's instead of leveraging myself completely (since I had no money after tuition, books, etc - not even sure they did 0% loans back then) and work my way through it. Unfortunately my father didn't loan me a dollar.

I guess in retrospect I should have foregone that and flipped condos like the smart money.

I suppose my salary today, which probably puts me in the 99%++ percentile, is small recourse for not buying a small house somewhere at the time, but I'm sure things will even out in time.

Let's not forget to add to that my bonus which was bigger than that salary and which dwarfs what median owners in this country made between 2000-2007.

I'm no Soros, but I do ok. And no matter how much I make, I'll always be a cheap basterd always looking for a deal because I remember where I came from.

As for my commercial properties. I guess you're right save for the fact that I already have 15% embedded appreciation in Austin, TX AND I am very cash-flow positive even after taking on 85% LTV including seller carrybacks.

Thanks for your opinion though, but it was worthless as usual.
