EP, thinking through the prospects siliconinvestor.com , and putting a line in the sand, I decided that I will not buy back the duplex in Bay Area for anything more than 40% of what I sold it for in April of 2006, and even when so, the property tax will have to be rolled back from the current 23k per annum back to 6k, else duplex will find me a buyer at 20% of what I sold it for.

The way it can all happen is firstly a 50% haircut on nominal price (100 down to 50), and then a close shave by currency devaluation of another 50% (50 down to 25), plus an additional 20% distress bargaining (25 down to 20).
