Again, we're looking for facts here. The real estate crash thread has hundreds of posts over the past 2 years blowing the soft landing theory into smithereens. ---- "there a many, many responsible people out there" ------ fact: 2nd Q 07 foreclosures nationwide up 18% over 1 Q fact: 57% of ARM resets couldn't refi in August(That is about $30B+ in loans) fact: over 2,000,000 foreclosures in 07, over double 06 fact: over $1,000,000,000 ARMS need to reset still fact: As the prices drift further south a larger tranche of ARM holders will be unable to refi since no appraisal will meet their needed equity target fact: the largest tranche of 3 year ARMS doesn't go off into reset till next year fact: neither you nor Ron have provided any "facts"
